Custom Home with Views

This custom 5,000 sq home comes with spectacular views and contemporary design. Lower-level daylight basement exit and upper-level deck to enjoy the expansive view.

This home is entirely powered by multiple solar panels and an extensive system for storing and distributing power throughout the home.

Lower Level of Custom Home

T he lower level includes a large living area, bedrooms, a bathroom, and a mechanical room for the solar wiring. Custom metal stairs will be installed to access the main living area.

Home Interior Tour - Sheetrock

The sheet is nearing completion on the main floor. This tour includes the master bedroom, his/her luxury bathroom, living room with fireplace, kitchen, and dining area. The home features vaulted ceilings and spectacular views of the White Mountains.

Flooring Installation - Main Level

Today, we're installing the flooring for the main living area. This is engineered "tiger" wood that will look really nice when the home is complete.

We'll also check out the deck. We've installed roofing material under the deck floor to prevent water from dripping onto the lower-level outdoor space.

Starting the Project: Preparing the Building Lot

With approvals secured, we began clearing the lot and laying out plans for the home location in mid-November. As the temperature dropped, we took additional measures to safeguard the quality of the foundation. The harsh winter conditions presented various challenges, but through meticulous planning and decades of experience, we successfully addressed potential issues and continued with the home construction throughout the winter months.

Foundation is Dug for Concrete Pouring

The foundation has been dug, and we're getting ready to pour the footers today. We install drainage pipes, stone, and a 10-mil vapor barrier below the concrete floor to manage subsurface water. Tomorrow, we'll pour the foundation walls.

Exterior Framing & Sitework

Exterior Framing: The exterior framing is now complete, and we're gearing up to place the trusses using a crane tomorrow.
Electrical: The power is being installed on a pole.
Septic: The excavator is hard at work on the septic systems before the upcoming snowfall.

It's been a solid project so far, and we truly appreciate the crew's dedication and hard work, especially in these freezing temperatures.

Roof Trusses

Work on-site is advancing steadily, despite challenging winter conditions. Our team continues to push forward, maintaining a strong pace on all fronts.

Site Work: The excavation crew is actively moving loam onto the site to cover the septic system.
Structural Progress: A major milestone was reached this morning as the roof trusses were successfully lifted and set into place by crane.

Despite the very cold temperatures, the crew remains dedicated to keeping the schedule on track. With the roof structure now taking shape, we are preparing to transition to the next phase and expect to begin interior framing very soon.

Basement Upgrade

The client decided to add a finished basement to their Scope of Work.

These upgrades to the basement space take it from a storage area to a multi-room space with two bedrooms, a kitchen, a bathroom, and a laundry space.

Sheetrock - Main Floor

Inside work is steadily moving forward. In this tour, we'll walk you through the progress on the main floor, including:

Living Room: This open area includes a gas fireplace and direct access to the kitchen and dining areas.
Kitchen : Two islands and dining area with access to patio.
Bedrooms/Bathrooms : Three bedrooms and bathrooms.

Basement Framing

The framing in the basement living space is finished, and the styrophone barrier has been installed. Insulation will be added soon. The entire space will have a drop ceiling

Egress windows will be added to each of the two bedrooms. This space also includes a small kitchen, bathroom, laundry area, common space, and a "vestibule" for the exterior door.

Siding Replacement for Maine Home

Eco-Pro Construction recently completed a transformative re-siding project on a charming Cape Cod-style, two-story home in North Waterboro.

The home, originally built with red clapboard siding, was showing its age. The old siding had not only faded over time but also revealed significant signs of wood rot and structural damage beneath, making it clear that a comprehensive update was necessary to restore the home’s beauty and integrity.

Our Siding Replacement Process & New Siding Installation

Our team began by carefully removing the deteriorated clapboard siding and inspecting the underlying structure. During this process, we identified areas of wood rot and damage that required immediate attention. Repairing these sections was a critical step to ensure the home’s structural soundness and to provide a solid foundation for the new siding.

Once the repairs were completed, we installed a high-quality vapor barrier to enhance the home’s energy efficiency and protect it from moisture intrusion. Finally, we applied brand-new vinyl siding, giving the home a fresh, modern appearance while maintaining the classic Cape Cod aesthetic.

This project was particularly special as it was for a repeat customer who had previously entrusted us with remodeling their bathroom just a few months earlier. Their satisfaction with our craftsmanship and attention to detail led them to choose Eco-Pro Construction once again for this important exterior renovation. We’re thrilled to announce that progress is underway at Coastal Pines in Cumberland, Maine ! Lot 5 is officially in motion—tree clearing is complete, and foundation work begins soon for a stunning new home.

Foundation Installation

Eric Hallee describes the process for building a quality foundation. The foundation contractor is currently setting walls for the concrete. Stone under the basement floor is part of the system that mitigates potential groundwater issues.

Finishing the House Foundation

The house foundation is now complete, and the garage is ready for the concrete flooring.

Entire Foundation is Complete

We poured the garage floor yesterday, and we're getting ready to start the framing. Materials are on-site, and the septic system is being installed soon.

Framing Started

Eric Hallee describes the process for framing the new house, starting with completing the foundation through to the complete framing process.

The floor joints are in, and we've started the framing for this new home at Coastal Pines, Cumberland, ME.

Hyrdo-Seeding, Septic & Framing

We're hydro-seeding the front of the lot over the newly installed septic system. This step helps to stabilize the soil on top of the septic.

Framing - First Floor

Work on the interior partitions is currently underway, and we have successfully set two steel beams. With this milestone complete, our team will soon begin framing the second floor.

We are pleased with the steady progress and look forward to sharing more updates as the project develops

Framing - Second Floor

The second-floor framing is nearly complete. This week we have the gables upright and are working on the final details to finish the framing for this floor.

Next week, we start installing the rafters for the roof. Good weather has really helped keep this project moving at a good pace.

Sheathing the Exterior

The sheathing is nearly complete. For the most part, the interior framing is complete. Roofing will start very soon.

We're striving to enclose the home as soon as possible due to anticipated colder weather.

Rafters Installed

The rafters have been installed, and the sheathing is being applied. Overall, the interior framing is nearly finished. Roofing will commence shortly.

As temperatures drop, we are working diligently to enclose the home before snow arrives.

Applying Roof Shingles

Today, our team is diligently installing the roof shingles. These professionals operate efficiently, ensuring that the shingling will be completed swiftly.

Safety is a priority; therefore, we have our entire crew secured with harnesses to prevent any injuries from falls off the roof.

Interior - Downstairs Sheetrock

The interior of this home is progressing smoothly. The framing and insulation are finished, and the electrical wiring is completed, with some recessed lighting already in place.

We're putting the finishing touches on the sheetrock in the main living areas and are currently focused on expanding the basement, which will add 1,200 square feet of additional living space.

Interior - Upstairs Sheetrock

Today, we will explore the upstairs area to examine the sheetrock and overall layout. The purple sheetrock is specifically designed for spaces with elevated moisture, like bathrooms. I will also provide a brief overview of the heat pump placement in the bedroom. Don’t miss the expansive master closet!

Prepping for Details

The sheetrock is finished, and we're now getting ready for the project details:

Master suite includes a bathroom with heated, tiled floors, double vanity, a tiled walk-in shower, and a soaker tub.
Two bedrooms share a connected bathroom with a tiled floor and a tiled wall around a soaker tub.
The laundry room is spacious with a tiled floor.
The kitchen cabinets are installed, with an abutting pantry.
The living room fireplace is installed.
The home office and entry are down the hall from the kitchen.

Exterior - Siding & Porch Details

The exterior siding is nearly finished and will be completed soon.

We have incorporated some details beneath the garage overhang and installed the bespoke front entrance. On the side of the house, there’s a “dog house” providing direct access to the finished basement.

At the rear, we are in the process of enclosing the porch, which will overlook a patio featuring a grilling area.

Interior - Kitchen & Porch Details

Today, we'll progress in the kitchen area and the screened porch, which can be accessed from the dining nook.

The cabinets, island, and solid surface countertops have been installed.

The dining area includes custom-built-in benches under the windows.

The porch flooring is being installed. The white siding will be installed soon.

Before Renovations: Challenges

The original bathroom featured an oversized tub but lacked a shower, leaving the space both impractical and inefficient. The layout was poorly designed, with limited storage options and outdated flooring and paint. The homeowners envisioned a sleek walk-in shower, improved storage solutions, and a fresh, updated look.

After Renovations: Solution

Eco-Pro Construction reimagined the space, creating a stunning and functional retreat. The centerpiece is a luxurious walk-in shower, featuring elegant white designer tiles with bold black grout, upscale glass doors, and a recessed niche for toiletries. Storage was thoughtfully addressed with cabinetry and a double-sink vanity, providing ample space for towels and essentials. Above the vanity, an illuminated mirror with side lighting adds both style and practicality.

To complete the transformation, the bathroom received updated flooring and a fresh coat of paint, while a functional window ensures proper ventilation. The result? A beautifully modernized bathroom that combines style, comfort, and functionality.

The client required a primary residence and an apartment unit situated above an extra-tall, attached, two-car garage, for a total of 3,000 square feet of living space.

Starting the Project: Preparing the Building Lot

Framing & Exterior

Eco-Pro Construction began framing the building on December 6th and continued with the installation of windows, doors, trusses, roofing, and exterior sheathing. The framing phase took about eight weeks to complete.

Insulation, Electrical and Plumbing

With the framing finalized, it was time for the electricians to wire both the primary home and the adjoining apartment. The apartment featured a built-in electric fireplace that required wiring for the fireplace insert. Following that, we proceeded to install insulation and the primary plumbing systems across both units.

Exterior Siding Installation

As the warmer temperatures of Spring arrived, we completed the installation of the exterior clapboard style and board and batten siding. We'll also show you the exterior heat pump systems. Take a look at our video walking tour of the exterior.

Interior Sheetrock, Trim & Doors

Next, we concentrated on finishing the interior by putting up Sheetrock and preparing it for painting. All the trim work around the doors and windows was completed, and the interior doors were installed prior to starting the painting.

Kitchen & Living Area

The flooring has been installed and is below the protective cover. We're installing the kitchen cabinetry, and have completed the installation of the pantry shelves and staircase railing. The closet doors are painted and ready for installation.

Designer Built-In's Simplify Family Life

Eco-Pro Construction was handpicked by the esteemed design firm Saltwater Homes in Kennebunk to undertake the construction of two distinctive projects that showcased expert design and demanded exceptional craftsmanship and precision.

The first project included a custom-built coat rack, along with a bench and cabinetry, all meticulously designed to harmonize with the original aesthetic of this upscale waterfront condo situated just steps from the beach. This installation was thoughtfully positioned in a narrow hallway, effectively transforming previously unused space into a functional and stylish area.

The second custom endeavor focused on utilizing another overlooked区域 area within the home. The expansive space beneath the main staircase was ingeniously designed and constructed to serve as an indoor play area, creating a cozy hideout for children on rainy days. The design features mesmerizing curves that conform to the stairs, accented with charming shiplap walls and adjustable lighting that creates an inviting atmosphere. To complete this cozy retreat, large, colorful pillows, a selection of engaging books, and fun games were incorporated, providing a delightful haven where children can play, unwind, and recharge after a busy day at the beach or during inclement weather.

Throughout the course of these projects, Eco-Pro Construction maintained open and consistent communication with the homeowner, diligently offering updates and detailed information about the progress of both projects and the various tradespeople working within her home. As highlighted in the video tour of the staircase hideaway, the space was indeed compact and posed certain challenges during completion. However, as the two projects unfolded, the team grew to appreciate the uniqueness of the designs and the ways in which they significantly enhanced the home’s overall appeal and effectively utilized previously wasted space.

Accessory Dwelling Unit (ADU) Conversion from a Garage

Garage Conversion Creates Rental Unit

If you’re looking for ways to generate extra income or maximize your home, look no further than your garage. That’s right, your garage.

Depending on how your garage is constructed, it could be transformed into a small Accessory Dwelling Unit to generate rental income or additional living space for family members. In the case of this Westbrook homeowner, she was looking to create additional rental income, such as an Airbnb, short-term rental, or small home rental.

Eco-Pro Construction started the project by jacking up the garage, “cribbing” the structure then suspending it while leaving the roof fully intact, including the rooftop solar panels. They built up the existing frost wall before lowering the garage. This created space between the original garage foundation and the new floor system used to bring in the utilities (electrical, water, and sewer). Slab foam insulation was installed below the floor system to insulate the unit floor.

Once the structure was stabilized, the exterior was repaired and sealed to eliminate air leaks. Next, Eco-Pro Construction moved to the interior work to create a one-bedroom, one-bath accessory dwelling unit with an open-concept living room, dining area, and kitchen area. They installed new shaker-style cabinets in the kitchen. The bathroom includes a contemporary vanity and walk-in shower. Luxury vinyl flooring was used throughout the unit. The entire interior was painted light beige.

The integrated heat pump is an energy-efficient approach for a small space, making it low-cost to heat and cool throughout the year. As a final touch, Eco-Pro Construction accented the front of the building with LP Smart Siding Pre-finished White to create some visual appeal.

Eco-Pro Construction focuses on affordable, quality-driven options to enhance the rental experience. The owner plans to decorate the new Accessory Dwelling Unit (AD) and possibly rent the unit in the Spring.

Home Renovations that Breathes New Life into Victorian Abode

This Victorian-era home is ideally situated on the rocky coast of Southport, Maine. Not only is this the perfect location for family gatherings but it will be the permanent residence of a couple who have been long-time lovers of Maine.

Due to its age, this treasured home needed interior and exterior renovation to make it more livable and energy efficient. When Eco-Pro Construction started working on this project, the exterior shingles were in poor condition and were falling off the house. The doors and windows were old, drafty, and needed replacement.

The Eco-Pro Construction team was responsible for the exterior home renovations. Over several weeks, the team removed all the old cedar shakes, removed all debris, and installed two full pallets of new paint-grade cedar shingles. After the new shingles were installed, they were painted a refreshing shade of blue.

Eco-Pro Construction also replaced many of the windows and exterior doors in the house to make it airtight and ready for the cold, and sometimes windy, Maine winters. This step ensures the home is warm in the winter, cool in the summer, and energy-efficient year-round.

Before and After Renovations

During the renovation process, the home went through an amazing transformation process. While the home retains its Victorian architectural lines, it looks fresh and well-maintained – and ready to welcome guests to this coastal oasis.
