New Home Building Process
At Eco-Pro Construction, we strive to make the home-building process enjoyable and purposeful for our clients.
Building a new home involves many decisions, and we’re here to guide you every step of the way.
We only work with vendors who treat our clients like family, offering competitive pricing and unparalleled service.
Together, we form a cohesive team to achieve the common goal of creating an amazing home built the way YOU want!
Initial Meeting
First and foremost, we listen carefully to fully understand your wishes. We create a priority list to identify the most important features you want in your home. After all, this is your home, and we work for you the entire way.
When you visit us, it’s helpful to have your financing in place so we know what type of loan we’re working with and if the budget seems doable. If you have a real estate agent involved, that’s great! We love working with agents as they strengthen the team and have your best interests in mind.
During this meeting, we’ll also discuss the plans or styles you’re considering and your budget range. Knowing your budget helps us suggest how much home you can fit within that range.
Final pricing will be determined once a full plan is completed and you "give your blessing".
Design Plans and Specifications
After our initial fact-finding meeting, we begin designing plans and specifications within your budget range.
As custom builders, we’re happy to work from your code-compliant provided plans. If you need design help, we can facilitate the process with a trusted vendor.
If you bring a plan that isn't exactly what you want, we can provide a "ballpark" price to see if the chosen style is feasible before any money is spent on detailed plans. This exercise helps you confirm if the plan is within your budget and if you want to proceed.
Our goal, by the end of this stage, is to be able to move forward with ballpark pricing, while keeping your priority list in mind throughout the pricing exercise.
Transparent Costing
Once our ballpark pricing is completed and we are ready to present our costing to you, we will meet for a second time. Our pricing structure and policy are designed to provide a fixed-price contract based on a full set of specifications discussed in the earlier meeting. We do, however, have several allowances that represent your dedicated funds for shopping with our vendors.
We are NOT a bait-and-switch company that uses low allowances to make the bottom line look better. This deceptive practice creates huge issues for clients because the allowances don't measure up when they are in the showroom shopping. We will never do this to a client to win a job.
We believe that a proper, sufficient allowance creates very happy clients. If there is a surplus, the client either keeps it, or the money can be used to increase their buying power in that category.
Contract and Pre-Construction
The Contract Signing
When you approve the fixed price and specifications, we move to the contract stage. We utilize a straightforward, comprehensive contract that clearly outlines the scope of work, payment schedule, and timeline. Once the contract is signed and the initial deposit is made, you officially become a part of the Eco-Pro Construction family. This commitment solidifies our partnership and enables us to dedicate our resources fully to your project.
Final Selections and Permits
With the contract in place, our team will work closely with you to finalize all remaining selections, ensuring every detail aligns with your vision and budget. Simultaneously, we'll manage the time-consuming process of obtaining all necessary permits and approvals from local authorities. Our meticulous attention to detail at this stage prevents delays and ensures that your project remains code-compliant from day one. We want you to focus on the excitement of choosing finishes, not paperwork challenges.
Construction Schedule
Finally, we will present you with a detailed construction schedule. This timeline provides a transparent view of the entire building process, from foundation pouring to final walk-through. We believe in open communication, and this schedule serves as a roadmap we'll follow together, providing clear benchmarks for every major milestone.
